Co-developer of Metro Heights in Montebello, a master-planned community of up to 1,200 homes on the former Montebello Oil Field, acquired in a joint venture with Lennar in 2021. Builds the Skyview, Silverstone, and Viewpoint collections there, and opened the community's first six model homes in October 2025.

Seventeen years passed between the start of environmental review and the opening of models in 2025 — and more than half the site is conserved in perpetuity as habitat.
