A 3.27-acre lot on West Covina Boulevard, right next to the Metrolink tracks, is being turned into 37 detached two-story homes. The San Dimas City Council approved RC Homes' plan in October 2025, and the city now lists the project as under construction.
What's being built
San Dimas's base zoning would allow about 20 homes on this lot. RC Homes is building 37 by using a state density bonus, which lets a builder add homes when some are set aside as affordable. Here, 5 homes are for low-income buyers and 2 for moderate-income buyers. The homes come in three plans, called Spanish, Prairie and Farmhouse, from 1,812 to 2,197 square feet. Each has a two-car garage, and lots average about 2,800 square feet. The plans include a sound wall along the railroad and a median on West Covina Boulevard. The city's project page describes the map as 19 new lots for the 37 homes; the filing doesn't spell out how the homes sit on those lots.
What it's replacing
The site held two houses, a garage and a barn, along with 40 mature trees. Alongside the tract map, RC Homes needed a tree removal permit and a development plan review.
How it got here
The City Council heard the tract map, TTM 84582, on Oct. 28, 2025, and adopted Resolution 2025-55 approving it. The city's recording shows at least one council member voted no. Two days later the city posted a Notice of Exemption, the CEQA filing that says a project qualifies for a lighter review. It cited the state's exemption for infill projects, so no full environmental impact report was needed.
Where it stands
As of October 2026, the city's project page lists the development as under construction. It expects the first homes in fall 2027 and the full project by summer 2028. RC Homes markets a community called Lantana at Regent Court with a summer 2027 opening, but we haven't confirmed that it's this site.
What this means if you live nearby
Expect construction along this stretch of Covina Boulevard through 2028. When it's done, the lot will hold detached houses on small lots, each with its own garage. For owners of similar lots near a rail line, the numbers are worth noting: a state density bonus took this site from about 20 homes to 37.
